When an offer has been accepted on a house, it is often assumed
by sellers - first time ones in particular, that everything is done

due to problems with regards to what is included in a house sale.
For this reason, as a buyer, it is always best to make it very
clear what fixtures and fittings are included and those that are
not.
It is possible to compile a list of items which, whilst not
included in the immediate sale, could be open for negotiation. In
many ways this is a more important list than the regular
inventories – being likely to cover more expensive and high
end items.
These do not have to be exhaustive lists of every nail and screw of
course, but should be as comprehensive as possible. To help compile

during or after the visit.
